If you are ready to secure the right housing support for 2026, you can jump straight to our online intake form.
Navigating the NDIS “alphabet soup” is a challenge for even the most experienced participants. When it comes to housing and support, the acronyms fly thick and fast. You might hear your Support Coordinator mention you need an FCA for SIL, or perhaps you’re looking for an SDA vacancy in Bundoora. Consequently, understanding the difference between SIL, SDA, and STA is essential for ensuring your NDIS plan actually covers what you need.
At Posity, we specialise in breaking down these barriers. We believe that when you understand your funding, you have more control over your life. Whether you are living in Blackburn, Doncaster, or Reservoir, our accommodation and housing services are here to provide the clinical evidence you need for each category.
The Quick Breakdown: Who, What, and Where?
In simple terms, these three categories cover the people who help you, the building you live in, and the temporary stays that give you a break.
1. SIL: Supported Independent Living (The “People”)
SIL is the funding for the support workers who help you with daily tasks. Specifically, it is for people with higher support needs who require help around the clock or for a significant part of the day.
- What it covers:
Help with showering, cooking, medication, and getting to appointments. - Where it happens:
Usually in a shared house, but it can also happen in your own home. - Key Fact:
SIL is about the service, not the house itself.
2. SDA: Specialist Disability Accommodation (The “Building”)
SDA is the actual physical house, apartment, or villa. Specifically, it is designed for participants with extreme functional impairment or very high support needs.
- What it covers:
The cost of the bricks and mortar. These homes have special features like reinforced ceilings for hoists or high-level home automation. - Where it happens:
In purpose-built homes that meet strict SDA design categories. - Key Fact:
Only about 6% of NDIS participants qualify for SDA.
3. STA: Short-Term Accommodation (The “Break”)
STA (often called Respite) is a short stay away from your usual home. Specifically, it includes both the accommodation and the support staff for up to 14 days at a time.
- What it covers:
All expenses including food, activities, support workers, and the stay itself. - Why use it:
To give your regular carers a break or as a pathway to independence to practice living on your own. - Key Fact:
It is often funded under “Core Supports” rather than a dedicated housing line item.
| Feature | SIL (Support) | SDA (Housing) | STA (Respite) |
| What are you paying for? | Support staff / help | The physical building | A short-term holiday/stay |
| Duration | Ongoing / Daily | Long-term / Permanent | Max 14 days at a time |

| Assessment Needed? | Yes (Roster of Care) | Yes (Specialist Housing Report) | No (Usually flexible funding) |
How These Work Together in Blackburn and Bundoora
It is very common for participants to use a combination of these. Specifically, a participant might live in an SDA apartment in Doncaster, receive SIL support from a team of workers, and occasionally use STA to go on a supported weekend trip to the coast.
Because we have clinics in both Blackburn and Bundoora, we see how these supports interact in the real world. Specifically, our OTs provide the “Gold Standard” Functional Capacity Assessments needed to prove to the NDIS that you require these specific types of funding. Furthermore, we ensure your reports are updated for the 2026 guidelines.
We support participants across:
- Blackburn 3130 and nearby Nunawading and Forest Hill.
- Bundoora 3083 and surrounding Macleod and Mill Park.
- Box Hill 3128 and the wider eastern corridor.
